Please read these rules carefully before booking your stay

Check-in & Check-out

Check-in: 3:00 PM - 9:00 PM Please let us know your expected arrival time in advance. Check-in instructions will be sent before your arrival.
Check-out: By 11:00 AM Please ensure you leave by this time. Late check-out may incur additional charges.
Early Check-in / Late Check-out Available on request for an additional fee, subject to availability.

No Smoking Smoking is strictly prohibited inside the property. A cleaning fee of £150 will be charged for any violation.
No Pets Unfortunately, we cannot accommodate pets at this property.
No Parties or Events The property is not suitable for parties, events, or gatherings beyond the booked guests.
Maximum 4 Guests Only guests listed on the booking are permitted to stay overnight.
Quiet Hours: 10 PM - 7 AM Please be considerate of neighbours during these hours.
Minimum Age: 23 Years The lead guest making the booking must be at least 23 years old.
ID Required A valid photo ID will be required upon check-in.

Cot Available A cot is available free of charge for children aged 0-3 years, upon request and subject to availability.
No Extra Beds There are no extra beds available at this property.

Keep the Property Clean Please maintain cleanliness during your stay. Cleaning supplies are provided.
Report Any Issues Please notify us immediately of any damages or maintenance issues.
Rubbish Disposal Please use the bins provided. Collection day information is in the welcome guide.
Parking Free parking is available on-site. Please park in designated areas only.

Smoke Detector The property is equipped with working smoke detectors. Do not tamper with these.
Carbon Monoxide Detector A CO detector is installed for your safety.
Fire Extinguisher & First Aid Kit Located in the kitchen area for emergencies.
Emergency Contact Contact details for emergencies are provided in the welcome guide.

A security deposit of £200 is required. This will be collected by credit card 7 days before your arrival.

Your deposit will be refunded in full within 7 days of check-out, subject to an inspection of the property.
