1. Introduction
These Terms and Conditions govern your use of the accommodation services provided by Shalom Serviced Accommodation Ltd (Company No. 14358549), trading as "Shalom SA".
By making a booking with us, you agree to be bound by these terms. Please read them carefully before confirming your reservation.
2. Booking and Payment
2.1 A booking is confirmed once we have received payment as specified at the time of booking.
2.2 The person making the booking must be at least 23 years old and will be responsible for the booking and all members of the party.
2.3 A valid photo ID is required from the lead guest. This may be requested before or upon check-in.
2.4 We offer three payment options:
- Flexible: Pay a deposit now, with the remaining balance due 14 days before check-in. Free cancellation up to 14 days before check-in.
- Pay in Full: Pay the full amount at the time of booking and receive a 5% discount. Free cancellation up to 14 days before check-in.
- Non-refundable: Pay the full amount at the time of booking and receive a 10% discount. This rate cannot be cancelled, modified, or refunded.
2.5 For bookings made within 14 days of check-in, only the Non-refundable option is available and full payment is required at the time of booking.
2.6 If the balance for a Flexible booking is not received by 14 days before check-in, the booking may be cancelled and the deposit forfeited.
2.7 We accept payment by credit card and debit card. All payments are processed securely via Stripe.
3. Security Deposit
3.1 A security deposit of £200 is required and will be collected by credit card 7 days before arrival.
3.2 This deposit covers any damage to the property, missing items, excessive cleaning requirements, or breach of house rules.
3.3 Your deposit will be refunded in full within 7 days of check-out, subject to an inspection of the property.
3.4 If deductions are necessary, we will notify you with an itemised list of charges.
4. Check-in and Check-out
4.1 Check-in time is between 3:00 PM and 9:00 PM. Check-out time is by 11:00 AM unless otherwise agreed.
4.2 You must notify us in advance of your expected arrival time.
4.3 Early check-in or late check-out may be available upon request and may incur additional charges.
4.4 Check-in instructions will be provided before your arrival.
4.5 You must vacate the property by the agreed check-out time. Late departure may result in additional charges.
5. Use of Property
5.1 The property is provided for short-term holiday or business accommodation only.
5.2 The minimum age for check-in is 23 years. The lead guest must be at least 23 years old.
5.3 The maximum number of guests must not exceed 4 persons unless agreed in writing.
5.4 Children of any age are welcome. A cot is available free of charge for children aged 0-3 years, upon request and subject to availability. No extra beds are available.
5.5 You agree to comply with our House Rules at all times during your stay.
5.6 The property must not be used for any unlawful purpose, parties, events, or any activity that may cause nuisance to neighbours.
5.7 Quiet hours are between 10:00 PM and 7:00 AM. Please be considerate of neighbours during these times.
5.8 Smoking is strictly prohibited inside the property. A cleaning fee of £150 will be charged for violations.
5.9 Pets are not permitted unless expressly agreed in writing.
6. Guest Responsibilities
6.1 You are responsible for keeping the property secure and returning all keys/access devices upon departure.
6.2 You must report any damage, breakages, or maintenance issues to us immediately.
6.3 You are liable for any damage caused by you or members of your party during the stay.
6.4 The property should be left in a reasonably clean and tidy condition.
7. Cancellation
Cancellations are subject to our Cancellation Policy. Please refer to our Cancellation Policy for full details.
8. Our Responsibilities
8.1 We will ensure the property is clean and in good working order upon your arrival.
8.2 We will provide all amenities as listed in the property description.
8.3 We will respond to maintenance issues and emergencies in a timely manner.
9. Liability
9.1 We shall not be liable for any loss, damage, or injury to you or your belongings during your stay, except where caused by our negligence.
9.2 We are not responsible for any disruption to services (electricity, water, internet) caused by utility providers.
9.3 We recommend you have adequate travel insurance to cover any unforeseen circumstances.
10. Force Majeure
We shall not be liable for any failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, pandemic, government restrictions, or civil unrest.
11. Governing Law
These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
